  • Organize independent contractors to attend to work as instructed by the corporation and its officers

  • Arrange quotations and specifications for works as per minutes of meetings


At Strata Management SA, we visit each property throughout the year without cost to owners to ensure that we can help you understand and make sensible decisions with your maintenance



  • Send levy notices to all owners for amounts as set by the body corporate

  • Collect, bank and account for all monies payable to the corporation

  • Prepare draft budgets for consideration by the committee

  • Provide Financial Statements Annually to all owners

  • Monitor and follow up on arrears by owners on levy contributions

  • Pay invoices on behalf of the corporation from corporation funds

  • Ensure trust account records are accessible for independent auditor

Management and Administration

  • Ensure compliance with the Strata Titles Act 1988

  • Maintain the register of owners and property managers as appropriate

  • Receive and advise the corporation officials of important correspondence

  • Send correspondence on behalf of the corporation and the management committee

  • Complete s41 search requests on behalf of the corporation

  • Possess and maintain proper records of the body corporate

  • Provide general advice and assistance to the corporations officers and committee to help them meet their obligations

  • Arrange normal maintenance, repair and replacement of common property as authorised by the corporation

  • Provide safe custody of the corporations common seal, certificate of title and copy of common area keys as required

  • Ensure that insurances are effected promptly

  • To make necessary claims on behalf of the corporation against the held insurance policy

  • Arrange Annual General Meetings, Extraordinary General Meetings and Committee Meetings as required

  • Send agenda, financial statement, proxy form, insurance information and draft budget to all owners prior to the Annual General Meeting

  • Attend the meeting

  • Assist unit owners in Chairing the meeting

  • Record the minutes of the meeting

  • Send the minutes of meetings to all owners and add a copy of these to the corporations records

  • We hold meetings at the property or in a location near the property for convenience
